What to do in case...

The elevator is stuck...
- Check the key control on the elevator panel in the basement to make sure it is pointing in the ‘off’ position.
- If that doesn’t work, notify the building; a Board member can then contact our managing agent to get the elevator serviced.
- You’re locked out...
- Contact Akeo who has our master box!
- You smell gas...

- Do not do anything to create a spark that could cause an explosion, such as smoking, lighting a match, turning appliances/lights/flashlights on or off, using a telephone or cell phone, or ringing doorbells.
- Open windows before you leave.
- Leave the premises immediately and take others with you (knock, no doorbells).
- If the smell is outdoors, get well away from where you smell the natural gas.
- Once you are a safe distance away, immediately notify the Board and building, and call National Grid 1-800-892-2345 or 911.
- There’s a water leak...
- Establish where the leak is coming from. If the leak is outside shareholder units, contact the Board. If the leak is within a shareholder’s unit, arrange for repairs in a timely fashion.
- Individual shareholders are responsible for repairs to any of the systems within their units (plumbing, electricity, heating).
- Our managing agent can recommended plumbers, electricians, or other contractors that they've worked with who are licensed and insured, or shareholders can use a contractor of their own choosing.
- For any contractor engaged, it is the responsibility of shareholders to accept the contractor's terms, schedule the work within their own unit, and notify the building should there be any distruption while the work is being done
- Our managing agent is not a project manager for individual shareholder repairs. The property manager’s domain of responsibility includes building-wide systems that are required for the health, life safety, and maintenance of the entire building. Management of repair projects within a shareholder's unit is the responsibility of the shareholder and their chosen contractor.
